The Meeting of the Board of Directors of SHC “Kyivmiskbud”

On February 24th, was been held regular meeting of the Board of Directors of SHC “Kyivmiskbud”. It was the first in this year and first for the newly elected President Vasil Mozhar. Exactly Vasil Mozhar had to report about the first issue - "On the implementation of the Company anti-crisis program in 2009 and priorities for “Kyivmiskbud” building & investment complex to increase the volume of construction in 2010.

It seemed a traditional report Vasil Mozhar began with gratitude for the trust to the Company team, and in particular, to heads of enterprises of the Holding Company. But progress has certainly come only after the joint work. "it is not easy, but the more precious will be the victory."

It will be completed an indispensable “Kyivmiskbud” tradition - to gather together and make important decisions collectively. Taking into account the current situation, head’s meeting will be hold more frequently. Because only thanks to “team play” and strength corporate ties could not just stand in last year's crisis, but it did not oppose the worst performance. While these gains are not abstract statistical indicators, but also the reconsideration of management. The crisis is first of all a test of strength and ability to survive in adverse conditions. After the crisis the society and state will be different.

Pursuant to the requirements of last year Board of Directors Meeting there was been founded the Anti Crisis Center and work group in the apparatus. It allowed to develop and implement a range of anti-crisis measures. Introduced a specialized system of SWOT-analysis, it allowed to determine the strengths and weaknesses of the existing system of production cycle, calculate the risks, threats and the strategy for future work. Thanks to the prompt implementation of these, firstly it became possible to localize the risks and create basis for the plans in 2010.

The most important it has been maintained a citizen confidence in the Brand, the image of stable and reliable company. There were fulfilled all obligations to investors. Finished the work in last year without debts on wages and deductions to state budget. Despite of all difficulties is going on a successful NSC “Olimpiyskiy” reconstruction for the Football Championship - EURO 2012. The most important country object is constructed in accordance with the schedule, under the watchful eye of the public and European experts.

Last year the Holding Company as a customer-investor put into service 15 high-rise residential buildings with total area of 198.2 thousand square meters. 13 buildings in Kyiv (172.6 sq m). There were been completed works and put into service a pre-school children object for 140 sites in Bucha town.

The volume of contract works performed with own resources - 2.1373 million of UAH. During last year the Company developed and submitted investment projects for implementation of 1182 apartments with total area of 87,415 square meters, 8790 sq m of non-residential buildings and 280 car-parking places in 2 parking premises.

For the report period, there was produced the total amount of production for 965.9 million of UAH. At 24 company enterprises operate integrated management system, certified in compliance with ISO quality standard 9001-2000. The branch, corporate and associate members of the Holding Company make arrangements to implement existing quality management systems according to requirements of safety standard OHSAS 18001:2007. It is done with the aim of further improvement of the management system at enterprises to reduce injuries and improve preventive health work and safety.

An important factor of SHC “Kyivmiskbud” activity in real estate market become the principled position of the Board to ensure the availability of housing prices to the public. A balanced approach to pricing allowed to keep prices stable.

All these "results" of present optimism would be impossible if there was not that long margin, accumulated long-term history experience, availability of qualified personnel and capacity, powerful team, materials & technical base, forging links and building suppliers trust, ability to find them with other organizations. It provided a solid foundation in the shaky situation of uncertainty and economic instability. As it revealed the rationality dominance concerns even in the choice and standards of housing. For many citizens with the need for a new apartment, trying to choose between the most optimal comfort, value and parameters. So now the most popular are small space apartments. These are also comfortable. A demand for them requires to change or enhance the ability of panel construction. To this problem is added the problem of not flexible architectural redevelopment and extremely low unpleasantness of modern architectural buildings. As it is, time changing rely the demands. Without the help of profile ministry and other authorities here do not , it is necessary as soon as possible to make these demands in the legal canvas. As result the “Kyivmiskbud” Management must be the “Ideas producer”.
